You are thinking about selling your home ... where to start?

1. Find an agent that you want to work with. Talk with friends & family and see who they recommend. Start with a chat at your home. Talk to a few agents, they are not all created equally!

2. Once you have chosen your agent, start to look minor improvements to enhance your home's value. Are there some minor maintenance things that need to be done? Would a room or two look better with a fresh coat of paint? A good agent will be able to tell you what is cost effective and what is not worth your time & money.

3. If your agent recommends it, don't be shy to hire a 'stager' to prepare your home just before you go to market. They are worth their weight in gold! They are usually willing to give you a free consultation explaining what changes they think you should make, how long it will take and what their fee will be. With the right professional a $2,000 investment will often translate to $10,000 or more on your sale price.

4. Other things to do before you go to market:

*clean from top-to-bottom - windows, broadloom, furnace, garage, basement, closets, kitchen cupboards ...

*make sure all of the equipment in your house has been serviced and is in good working order

*do touch up painting where your agent recommends

*ensure that your landscaping, front & back, is at its best - replace tired plants, keep walks clear, prune bushes & trees ...

Price your home within fair market range. Make a schedule for showings that accomodates everybody, especially your family. Go away for a long weekend if you can.
