Top 5 things to consider when buying
1. Get a mortgage pre-approval. Not because it'll be hard to get a mortgage but because you'll get your interest rate locked in for 90 - 120 days. If rates go up, you'll get the lower, locked-in rate. If rates go down you'll get the lower rate!
2. Work with a good agent. Talk to a few, ask them how they work. How they'll help you find the home that you want. Will they pre-inspect homes for you? How will they help you succeed in a competitive offer situation? How will they stay on top of things if they go on holiday or take a day off?
3. Make sure you know what to expect as far as costs are concerned. Do you know what lawyers cost? What land transfer tax is? Title insurance?
4. Have the property inspected before you buy it. If there is a date set for offers, get the inspection done before that date. Choose a home inspector who is an engineer, who has lots of experience in the type of property you are considering buying & who will stand by his findings. Read the fine print!
5. Buy the best location your budget allows. It's the one thing that you cannot change.
